Below you will find the most commonly asked questions and answers that our guests ask when making a booking or staying at our guest house.

Rooms

Yes, all our rooms are full en-suite.  Toilet, washbasin and shower (no baths, I’m afraid).  Hand and bath towels are provided, and are changed during your stay if required.

No, sorry all our rooms are on the 1st floor of the property, there are also steps up from the street level to the front door, so we are not ideal for anyone with mobility issues.  If you are unsure, please call to discuss before booking.

Yes, all rooms have fridges, either an under-counter sized fridge with freezer box, or a smaller chiller type unit, either type can store reasonable amounts of food, drink or medicine if needed.

All rooms either have an ironing board and iron in the cupboard/wardrobe, or just can just ask for one if needed.

Breakfast

Yes, we are a traditional B&B, so breakfast is usually provided in the price (although room-only prices are available).

Breakfast consists of choice of cereals, toast, various teas & coffees, cold juices and milks, and any variation on a Full English breakfast, which is sausage, bacon, egg, beans, mushrooms and hash brown.

Obviously we can cater for people who do not eat meat or any other animal products, any one who has intolerances to certain ingredients found in some foods, but please do let us know when you book or when you check-in to avoid any problems or misunderstandings.

We can do a variation on the Full English without the meat or egg products, if there is anything you would prefer instead, please let us know.

We can provide alternative dairy products if you prefer, but again please let us know as there are so many options out there that it just isn’t possible to stock them all.

Yes, of course, just be very clear as to what they are, either when booking, at checking, or even at breakfast when your order is taken.

Accessibility

Well, it’s not easy, due to the steps upto the front door.  Unfortunately these properties were not built with anything other than ‘by foot’ access.  It can be done, and there should be space inside the hallway to store any of these items overnight if needed.

No, the only access to the rooms is via the stairs.

Families

Most certainly, and we are happy to!  There is no lower age limit for children, so babies are welcome – the upper age limit is 13yrs.  We have family rooms that can accommodate 2 adults & 2 children/2 adults and 1 child/1 adult and upto 3 children or 1 adult and 1 child.  Prices on-line are pretty fixed for the room type, so best to send a message from here, or call if your requirements are different.

13yrs.  We won’t even ask for proof of age though, unless it’s pretty obvious the two 6ft blokes standing in reception are not actually your five and six year old children!

The simple answer is no, unfortunately, although if the 3rd child is a baby or toddler and just needs a cot, this should be possible.

Check-in and Check-out times

2pm is the stated check-in time, however, it may be possible to check-in earlier (certainly in quieter months of the year), or to at least check-in and get your keys/leave luggage even if the room is not ready to access.  This will need to be arranged prior to arrival though.

10am is the stated check-out time, however, it may be possible to check-out later in quieter months of the year, or you could leave luggage with us if you wanted to spend the day in Yarmouth, or you are waiting for a later bus/train/lift.  This will need to be arranged prior to arrival though.

Yes, luggage can be keep in the breakfast room (where it’s covered by CCTV) prior to check-in or after check-out.  All we ask is for the time when you will return to pick it up, or check-in so that someone is here to give you access to it.

Making/Amending/Cancelling a booking

1. Send us a booking request from here.  Someone will contact you and confirm details and take payment.

2. Call us to check availability and make a booking.

3. Book through Booking.com

If the booking was made through Booking.com then you will need to contact them directly regarding amendments or a cancellation.

If we have availabilty for the new dates you require, then yes.  Requests can either be made via Booking.com, or you can call/email us with the details.  There may be a charge associated with this of course, that will be made clear before any changes are made.

As you can appreciate, once you have booked a room with us, that room cannot be booked by anyone else.  We try to be as flexible and as understanding as possible with regards to cancellation and refunds, but sometimes it is just not possible to offer a full or partial refund. Wherever possible we would try to move your booking to a different date.

Firstly, if the booking is with Booking.com, you have paid them, not us – we are not able to take the payment until just a few days before your check-in date.

If you are cancelling within a month of the check-in date, our policy is to not offer a refund UNLESS we are able to find a replacement booking to at least the same value as yours.

Any cancellations that are more than one month from check-in will be offered a full or partial refund, depending on the conditions agreed when the booking was made.

All refunds will be processed back to the card the original payment was made on.

Parking

Yes, there are plenty of free parking bays outside the property, however, you need to be careful as there are also bays that are ‘residents only’ – they require a permit between 8am and 6pm daily.

The free parking bays are actually marked as ’24 hours, no return in 12′, meaning you can park there for a whole day, but then must leave and not return to the same space for at least 12 hours.

Yes, permits are now on-line, so if you do park in one of these bays you will just need to give us your vehicle registration so that it can be logged on the council website.

Permits are valid for 24 hours, multiple days can be done at one time, or just on a daily basis.  There is a small charge for each permit which can be paid at check-in or during your stay.

Well yes we do, but they are not attached to the property, they are approx 1-2 min walk in a private carpark.  It is best to request and book these spaces in advance of your stay, especially during the busy summer months.  Spaces are limited, so it is first come, first served.

The benefit of having your own space is that you can come and go as you please without having the stress of finding a space, which in the busy summer months can be extremely difficult.

There is a small charge per night for using one of the carpark spaces, payable at check-in or during your stay.

Pets

Sorry, we are not pet friendly.  Exceptions will be made for guide or assistance dogs, of course.

Wi-Fi

Yes, wi-fi is completely free, wi-fi being wi-fi, it is better in some rooms than others.  If you have any issues with it during your stay, please let us know.

How to find us

We are on the corner of Princes Road and Wellesley Road in Great Yarmouth, just a couple of hundred metres from the beach and Britannia Pier, a minute from Regents Road, and 5-7 minutes walk from the town centre.

Approximately 5 mins walk, straight up Princes/Middle Market Road, or go onto Regents Road and walk towards town. The bus station is under the Market Gates shopping centre.

About 1 mile, 15 minutes walking (slightly uphill part of the way) or 3-4 minutes by car/taxi.
